The Spanish real estate investment platform Urbanitae has financed more than 10,000 homes in Spain after mobilizing more than 575 million euros for the development of 243 residential projects. Specifically, the company that operates as ‘crowdfunding’ since 2019 has contributed to financing developments totaling 10,037 homes, of which 1,477 are protected, close to 15% of the total, a relevant part of them still under construction. Activity has accelerated especially in recent years. According to data provided by the company, four out of every ten homes financed since its launch correspond to operations closed in the last twelve months. In addition, projects financed between 2024 and September 2026 represent 75.8% of the total accumulated since 2019. This progress is produced through an alternative financing model to banking, through which individuals and investors can contribute capital to real estate projects. Urbanitae participates in both equity and debt operations and hybrid structures, channeling resources towards residential developments and other real estate assets. “Exceeding 10,000 homes financed in Spain allows us to measure the real impact of a trajectory that began in 2019: we have contributed to expanding the residential supply, promoting subsidized housing and opening large real estate projects to thousands of investors. Since our first project, new construction licenses have been granted in Spain for around 900,000 homes. That is, since its startup Urbanitae has contributed to financing 1 in every 90 homes promoted in Spain,” says Diego Bestard, founder and CEO of Urbanitae, in a statement. Homes financed by communitiesUrbanitae’s residential business has a high geographic concentration. Málaga brings together 78 projects and 2,720 homes, 27% of all units financed by the company, in addition to 34.5% of the capital channeled into this segment. As a whole, the Mediterranean arc, including Andalusia, the Valencian Community, Catalonia and the Balearic Islands, concentrate nearly 60% of the financed homes and more than two thirds of the resources mobilized. On the other hand, another of the key markets for the growth of crowdfunding has been the Community of Madrid, where it has financed the development of more than 1,200 homes: approximately one in every five euros allocated to residential projects in Spain. The company has also expanded its presence in the subsidized housing segment. Of the 1,477 units financed under some form of public protection, 787 are in Andalusia, 412 in the Community of Madrid and 230 in Aragon. These three communities concentrate practically all of Urbanitae’s activity in this market. Beyond the Spanish residential market, Urbanitae has channeled more than 700 million euros through more than 300 real estate projects since 2019, with activity in Spain, Portugal, France and Italy. The company explains that it has managed more than 300,000 investments and has already returned more than 250 million euros to more than 70,000 investors, with a declared average internal rate of return (IRR) of 11.7%.Subscribe to continue reading
