Adolfo Favieres, managing director of BlackRock in Spain, recently highlighted this transformation during a conference at the Madrid Real Estate Exhibition (SIMA). He noted, “Spaniards have never had a moment like this. You talk about Spain in your investment committee and you see smiling faces.” This enthusiasm underscores a broader trend where Spain is now viewed as a leading player in the European real estate market.
Favieres elaborated on the changing dynamics, stating, “The landscape has completely changed.” He compared Spain’s current status to that of other European countries, suggesting that “Italy is the new Germany, France is the new Italy,” and emphasized that Spain has become the star of Europe in the real estate sector. This sentiment is echoed by Javier Quintela, head of Iberia at Cheyne Capital, who remarked that “Spain is an absolute priority” for investment committees, marking a notable shift from its previous secondary focus.

Felipe Pérez, head of Praemia REIM Spain, noted that in the past year and a half, there has been a surge in funds specifically raising capital to invest in Southern Europe, particularly Spain. “This was unthinkable six years ago,” he emphasized, highlighting the rapid evolution of investor priorities.
Executives attribute this newfound interest to Spain’s solid and stable fundamentals, including robust economic growth and institutional stability. These factors create an environment where business plans can be effectively executed, leading to a more attractive investment landscape.

Favieres reassured that “capital remains active, and I see no reason for this to change,” suggesting a resilient market poised for continued growth.
