In a significant development, M7 has successfully acquired 13 high-quality logistics assets in Spain, totaling 138,411 square meters. This acquisition was executed in two separate transactions, showcasing M7’s strategic approach to expanding its footprint in key markets. The assets were acquired on behalf of the European Supply Chain Investment Partnership (ESCIP), a joint venture between AustralianSuper and Oxford Properties Group, both of which are well-respected entities in the investment landscape.

Details of the First Transaction

The first transaction involves the purchase of 11 modern logistics assets located in Madrid and one in Barcelona. This portfolio, spanning 108,115 square meters, is strategically situated in established logistics markets. Impressively, 88% of these properties are already leased to 14 different occupiers, indicating strong demand and tenant confidence in the area.

These assets are a mix of mid-box and urban logistics facilities, developed within the last decade. Their sizes range from 4,750 square meters to 13,950 square meters, with many properties holding or targeting a BREEAM “Very Good” certification. This commitment to sustainability not only enhances their marketability but also aligns with the growing emphasis on environmentally responsible practices in real estate.

The Second Acquisition: Urban Logistics Park

The second acquisition focuses on a multi-let urban logistics park located in Southern Madrid. Constructed in 2022, this property is fully occupied by three tenants, providing approximately 30,296 square meters of modern logistics space across three well-designed buildings. Its strategic location offers direct access to the A-4 corridor, one of southern Spain’s primary motorways, facilitating efficient nationwide distribution and servicing of the Spanish capital.

Market Dynamics in Spain

The logistics market in Spain, particularly in Madrid and Barcelona, is characterized by robust underlying fundamentals. Population growth and urbanization are driving demand for modern, well-located logistics assets. As Spain’s largest logistics hub, Madrid plays a critical role in both domestic and pan-European distribution networks. Meanwhile, Barcelona’s limited availability of centrally located assets further underscores the strong supply-demand dynamics in the industrial and logistics sector.

ESCIP’s Growing Portfolio

With these recent acquisitions, ESCIP’s Spanish portfolio has more than doubled to over 225,000 square meters. This expansion aligns with ESCIP’s ambition to build a substantial portfolio across Europe’s highest-growth logistics markets. M7 has now executed eleven investments across the UK and Europe on behalf of ESCIP, bringing the total assets under management to more than €1.7 billion in Gross Asset Value (GAV). This impressive portfolio encompasses over 1.31 million square meters across 132 logistics assets throughout Europe.
