According to new data released by Spanish property portal Idealista, the price of resale properties in Spain rose by 16.9% year-on-year in April, reaching €2,748 per square metre. This marks a significant increase, with a 3.7% rise over the past three months and a 1.5% uptick from the previous month. This average price of €2,748/m² is the highest level recorded since Idealista began tracking the market.

However, it is the Region of Murcia that has truly captured attention, recording Spain’s sharpest annual rise in resale property prices at an impressive 23%. The average price of resale properties in the region now stands at €1,747/m², reflecting a 1.7% increase in the last month and a 3% rise over the last trimester. To put this in perspective, in April 2025, the average price was €1,420/m², and in 2024, it was just €1,232/m².

Factors Driving Demand

The sharp rise in prices can be attributed to a classic economic pattern: rising demand meets limited supply. The demand surge is largely driven by Spanish buyers seeking more reasonably priced properties, as they find themselves priced out of other markets. Additionally, international buyers are increasingly discovering the Region of Murcia, which remains competitively priced compared to other coastal areas and major cities. However, this affordability is rapidly changing.

Limited Supply Challenges

The question remains: why is supply so limited? One significant factor is that many homeowners are reluctant to sell their properties while benefiting from fixed-rate mortgages secured at much lower interest rates. Selling often means taking on much higher borrowing costs, which discourages many from entering the market.

Moreover, new construction has slowed in recent years due to rising building costs, planning delays, and a scarcity of available land. This trend is not isolated to Murcia; it is being felt across Spain, particularly in major cities and coastal regions.

National Trends in Resale Property Prices

Resale property prices have risen across all autonomous communities in Spain over the past year. Following Murcia, Cantabria saw a 19.2% increase, Asturias 17.7%, and Andalucía 17.6%. Major markets like the Valencian Community and Cataluña also experienced strong growth, with increases of 15.4% and 14.1%, respectively. Madrid remains the most expensive mainland region at €4,707/m², while the Balearic Islands top the table overall at €5,252/m².
