Traditionally, Spain’s real estate market attracted British and German buyers, drawn by the allure of sunny beaches and a relaxed lifestyle. However, the landscape is changing. According to real estate agents and analysts, a more diverse group of investors is now looking to Spain as a safe haven. This shift has been particularly pronounced since the onset of the COVID-19 pandemic and the subsequent geopolitical tensions, including the war in Ukraine and political instability in the U.S.

Rebeca Caballero, head of the international department at realtor Gilmar, notes that the common thread among these buyers is the current geopolitical climate. “Whether it’s Ukrainians or Poles settling on the Costa del Sol, or Americans coming to Spain, the common factor is the geopolitical situation,” she explains.

Official government data underscores this trend. In major tourist provinces such as Malaga, Alicante, and the Balearic Islands, over 39% of home sales involved foreign buyers last year. This influx of international investment has contributed to soaring property prices in a country already grappling with a housing crisis. The central bank has highlighted a pressing need for coordinated policy efforts to address an estimated shortage of 750,000 homes.

Polish buyers, in particular, have emerged as a significant force in the market. Their interest in Spanish coastal properties has surged since 2020, with purchases tripling during the pandemic. In 2022, Polish buyers accounted for 4% of all foreign property purchases in Spain, a notable increase from just 1.6% in 2019.

The war in Ukraine has acted as a catalyst for many Polish investors. Agnieszka Marciniak-Kostrzewa, founder of a Marbella-based real estate agency, notes that the strongest wave of investment occurred after the conflict began, with many purchases made over the phone. This urgency reflects a desire for security and stability, prompting buyers to act quickly.

One such buyer is Marlena Bartkowiak, a 46-year-old transport company owner from Poland. She purchased an apartment in Benalmadena on the Costa del Sol as a contingency plan when the war broke out. “Spain came to mind as it was somehow the least involved in all sorts of political manoeuvring on the European stage,” she shares, highlighting the appeal of Spain’s relative stability.

Dominance in the Luxury Market

The trend is not just limited to individual buyers; large property developers are also noticing the shift. Neinor HOME MC, one of Spain’s largest property developers, reported that 70% of its premium 102-home Santa Clara complex in Marbella was sold to Polish clients last year. Additionally, Polish buyers are dominating a 64-floor skyscraper currently under construction in Benidorm, another coastal hotspot.

Paloma Perez Bravo, CEO of real estate firm Dils-Lucas Fox, emphasizes that Spain has become a “diversification play on security grounds.” This sentiment resonates with many investors who are looking to safeguard their assets in a time of uncertainty.
